Age in place in home and community *88% of older adults want to age in their homes *Annual savings – $60,999+ person Improved physical health and safety * Home modifications like grab bars, ramps, and stair repairs can reduce fall-related injuries by up to 50% Neighborhood Stability *Studies show that home repair programs increase property values and prevent displacement, strengthen community ties and reduces housing turnover ROI *For every $1 spend on critical home repairs, communities can save up to $2-$3 in public costs (first responders / code enforcement) *Annual cost for homeless services 40,000-60,000 per year per person *Average cost of critical home repairs is typically $7,000-$15,000 City of Smyrna Senior Home Repair Program • Up to $10,000 in repairs per home • Extremely Low Income (XLI) or Very Low Income (VLI) as defined by HUD • Age 62+ and/or disabled • Lived in the home as the principal residence for a minimum of two (2) years (legacy residents) • Property must be an owner-occupied home • Property shall be a single-family residence (includes townhomes and condominiums) • Repairs must be focused on the improving the health and safety of the home for the homeowner • Must have homeowner’s insurance Home Repairs – Often caused by deferred maintenance. Lack of the requisite personal financial resources. Involvement with code enforcement. Most urgent (health/safety) needs 1. HVAC system repair or replacement; 2. Exterior doors and window replacements 3. Electrical rewiring, including breakers, receptacles, GFCI, switches and plates; 4. Replacement or repair of roofs, shingles, siding, decks, soffits, and gutters. 5. Plumbing/sewer repairs or replacement (line, hot water heater, toilet) 6. Accessibility improvements- Ramps, handrails, grab bars, transfer bench, walk in showers etc 7. Flooring for accessibility 8. Home hazard devices 9. Lighting for improved accessibility 10.
