Chairperson Richard Garland called to order the April 23, 2025 License and Variance Board
meeting held at A. Max Bacon City Hall in Council Chambers at 10:02 AM.

A. V25-036 Public Hearing - Variance Request - V25-036 - Reduce the northern side setback
from 10 feet to 7.1 feet - Land Lot 263 - 4107 Antler Trail - Jessica & Howard Kalin

Caitlin Crowe, Planner I, provided the following background:
The subject parcel is a 0.49-acre lot located on the east side of Antler Trail in the
Deerwood subdivision. The subject parcel and all adjacent parcels are zoned R-15 with
the exception of the parcel to the rear, which is zoned R-20; all are occupied by single-
family detached residences.
The property is currently occupied by a one-story 3,367 square foot single-family home
with a finished daylight basement and a 645 square foot detached garage. The applicant
is proposing to completely remodel the main floor of the home, leaving the basement as-
is. The applicant is proposing to replace the existing 484 square foot rear deck with a
1,655 square foot addition, install a 1,050 square foot in-ground swimming pool, and
remodel the existing detached garage to create a pool house. The addition will consist of
