background: 
  
The subject parcel is a 0.34-acre lot located on the south side of Sharon Circle, near the 
southern intersection of Sharon Circle and Ridgecrest Road. The subject parcel and all 
adjacent parcels are zoned R-15 and are all occupied by detached single-family homes. 
The subject parcel is part of the Smyrna Heights subdivision, which was platted in 1951, 
prior to the current Smyrna Zoning Ordinance, which was implemented in 1976. 
  
The applicant is proposing to renovate the majority of the existing 962-square-foot house 
and more than double the size of the home with a second-floor addition, new two-car
