Walt Robidoux - 2150 Oakdale Estates Ct- has lived here for 20 years and traffic is 
already terrible so adding in another high-density use would make it worse. 
  
Mr. Lammerts came back up to address some of the comments. Mr. Lammerts said that 
Arris has reached out to GDOT for a preliminary review and has received positive 
feedback. He said all sites are not created equal and that there are some more cost 
prohibitive things on this site such as rock that would prohibit other types of development; 
Chick-Fil-A will be up to 10 feet below grade so it will not be up against Oakdale Road. 
David Kirk, the land use attorney representing Chick-Fil-A came up to speak. He said this 
Chick-Fil-A will have two lanes as opposed to one and that a new Chick-Fil-A has also 
opened in Mableton which will reduce the amount of traffic that is generated. He said the 
landscaping can be enhanced along Oakdale Rd if necessary. Mr. Kirk said this was 
effectively a down-zoning and will reduce the impact on these properties. Kendra Lewis 
from Interplan came up to speak and said that the S Cobb Dr entrance will be the primary 
entrance where vehicles will be entering the site rather than Oakdale Road. A preliminary 
traffic study has been completed and the drive-thru stacking should be greatly reduced 
since it will hold more vehicles on the site and the drive-thru lanes will be separated from 
the parking area. 
  
Commission Member Gordon-Evans asked to verify that the Oakdale entrance would not 
be the primary and asked if the turning lane on Oakdale Rd could be right-turn only. Ms. 
Lewis said she believes Chick-Fil-A would prefer a full access driveway on both sides but 
that there could be additional discussion.      
  
Chairperson Powell closed the Public Hearing. 
Commission Member Jeff Carter made a motion to approve item Z25-015; seconded by 
Commission Member Ian Twomey. 
 
The motion to approve carried with the following vote: 
 
Aye: 3 –  Commission Member Twomey, Commission Member Bentley, 
Commission Member Carter 
Nay: 2 –  Commission Member Rice, Commission Member Gordon-Evans 
Recuse: 1 –  Commission Member Howard

Commission Member Earl Rice made a motion to approve item MIN2026-005; seconded 
by Commission Member Jill Gordon-Evans.
