Community Development believes that the requested variances will not adversely affect 
surrounding properties. Therefore, Community Development recommends approval of the 
requested variances with the following condition:  
1. Approval of the requested variances shall be conditioned upon substantial 
compliance with the site plan and elevations submitted with the variance 
application. 
2. The temporary pallet fencing shall be removed prior to the issuance of the 
Certificate of Occupancy for the caboose. Should the applicant want permanent 
fencing for the property, he fencing must be in compliance with Section 503-A. 
 
Chairperson Jones asked two questions:  
• Is the property properly zoned as it sits today? Ms. Crowe stated it is properly 
zoned. 
• Does this property owner own the adjacent property next to the northern setback? 
Ms. Crowe confirmed that it is owned by the same owner. 
 
Jeff Carter, applicant, came forward and stated that he understands and agrees to the two 
stipulations read into record for both items V26-012 and V26-013. 
  
A public hearing was called for items V26-012 and V26-013. No one came forward in 
favor of or in opposition to these items. The public hearing was closed.  
 
Board Member Richard Garland made a motion to approve item V26-012; seconded by 
Board Member Carson Haynie. 
 
The motion to approve carried with the following vote: 
 
Aye: 3 –  Chairperson Jones, Vice Chair Garland, Board Member Haynie 
Nay: 0 –  None 
Recuse: 0 –  None 
 
 F. V26-013 Public Hearing - Variance Request - V26-013 - Reduce the front setback from 50 feet 
to 25 feet - Land Lot 631 - 2881 Jonquil Drive - Jeff Carter

Board Member Richard Garland made a motion to approve item V26-013; seconded by 
Board Member Carson Haynie. 
 
The motion to approve carried with the following vote:
