Chairperson Andrea Worthy called to order the May 14, 2025 License and Variance Board
meeting held at A. Max Bacon City Hall in Council Chambers at 10:00 AM.

A. V25-041 Public Hearing - Variance Request - V25-041 - Allow second accessory structure -
Land Lot 412 - 802 Smyrna Hill Drive - Hossein Kafaei

Caitlin Crowe, Planner I, provided the following background:
The subject parcel is 1.40 acres located on the south side of Smyrna Hill Drive, near the
intersection of Smyrna Hill Drive and the private alley known as Dickson Way (formerly
Radcliff Road) (see Figure 1). The subject parcel and adjacent parcels to the south, east,
and west are zoned GC (General Commercial) and are occupied by a variety of auto-
related businesses. The adjacent parcel to the north is zoned LI (Light Industrial) and is
occupied by a self-storage facility.
The subject property is currently under construction for an autobody shop, Georgia Luxury
Automotive, with the land disturbance permit and commercial building permits issued in
July 2024. After the permits were issued, the applicant went outside the scope of the
permits and erected an 88 square foot shed to store the air compressors without obtaining
the proper variances. (Due to the structure being under 200 square feet, no additional
