Z25-013 Public Hearing - Special Land Use Permit - Z25-013 - Request to allow a modular office and storage container - Land Lot 175 - 2.06 acres - 6310 Riverview Road - Arrow Waste Ward 7 Councilmember - Rickey N. Oglesby Jr. Mike Jones, City Administrator, provided the following background: Arrow Waste has applied for a special land use permit to allow a temporary modular office and storage container at 6310 Riverview Road. The way this item has been presented is confusing. A 6,000 gallon fuel tank is also associated with the property, however, it is regulated by the State Fire Marshal and not part of the Special Land Use Permit. The State Fire Marshal have approved the installation and location of the fuel tank. The current zoning for this property is Heavy Industrial, and its existing business is a permitted use. The Community Development Department does recommend approval with the following stipulations which particularly pertain to the fuel storage tank; however, that approval is not part of the Council’s action because that has already been approved by the state fire marshal: 1. The modular office, fuel tank, and storage containers should only be allowed for a period of 24 months after the date of approval. If the applicant requires the modular office, fuel tank, and storage container for a longer period of time, the applicant shall reapply for approval. 2. The applicant shall install UL2085 fuel tank with the maximum passive 6,000 gallons. 3. The UL2085 6,000-gallon fuel tank shall have a minimum separation 5 feet from any structure and a minimum separation of 15 feet from any property line. 4. State and City Fire Marshal approval is required for the fuel tank prior to the issuance of the Occupational Tax Certificate.
