ISSUE AND BACKGROUND:
The applicant is requesting approval to subdivide property at 2773 Mildred Place into two (2) single-
family residential lots. The applicant plans to subdivide the property within the requirements of the R-
15 zoning district, so no rezoning is required. The subject property is 0.89 acres with a proposed 
density of 2.24 units/acre which is within the Low Density Residential land use classification (under 3 
units/acre). The proposed subdivision will result in two (2) lots being 23,408 sq. ft. and 16,793 sq. ft. 
in size. The existing home will remain and one (1) new lot will be created. The new lot (Lot 2) meets 
most of the R-15 zoning requirements, however, one variance is requested to reduce the lot width 
from 85’ to 75’. The Planning & Zoning Commission recommended approval by a vote of 6-0 at the 
March 9, 2026, meeting.
RECOMMENDATION / REQUESTED ACTION:
Community Development has reviewed the proposed subdivision against the requirements of the R-
15 zoning district. Staff believes the proposed subdivision meets the intent of the requirements of the 
R-15 zoning district. Community Development recommends approval of the requested subdivision 
with the following conditions:
1. The minimum lot width for Lot 2 shall be reduced from 85 ft. to 75 ft.
2. Approval is conditioned upon substantial compliance with the preliminary plat submitted on 
February 4, 2026.
