Chairperson Richard Garland called to order the June 24, 2026 License and Variance Board
meeting held at A. Max Bacon City Hall in Council Chambers at 10:00 AM.

A. V26-049 Public Hearing - Variance Request - V26-049 - Allow new construction on lot of
record below minimum requirements - Land Lot 559 - 2880 Elizabeth Street - Sandy Steichen
Ward 3 Councilmember - Travis Lindley
Caitlin Crowe, Land Development Services Coordinator, provided the following
background on V26-049, V26-050, V26-052:
The applicant is requesting several variances for the construction of a new single-family
home at 2880 Elizabeth Street: allow new construction on lot of record below minimum
requirements, increase the maximum impervious surface area from 35% to 36.1%, and
reduce the rear setback from 30 feet to 12.3 feet. Section 1208 requires a variance to
build on a lot of record below minimum lot size requirements while Section 801 requires a
maximum 35% impervious surface area and 30-foot rear setback in the R-15 zoning
district.
The front setback reduction has been withdrawn; per Section 1205, the front yard setback
does not apply where the average existing building setback line on lots located within 200
feet on each side of such lot, within the same block and zoning district, and fronting on the
