relevant provisions of the code would deprive the applicant of reasonable use of the 
property; and (4) Whether the variance proposed is the minimum variance needed. 
Community Development believes that the requested variances will not adversely affect 
surrounding properties. Therefore, staff recommend approval of the requested variances 
with the following conditions:  
 
1. Approval of the requested variances shall be conditioned upon substantial 
compliance with the site plan and elevations submitted with the variance 
application. 
2. Any damaged or broken curb caused during construction shall be replaced prior to 
issuance of the Certificate of Occupancy. 
 
John Bradford, applicant, stated he understands and agrees to the two stipulations read 
into record. 
  
Board Member Jones asked how much of the old house Mr. Bradford planned on keeping. 
Mr. Bradford stated that the footprint will remain the same. The roof pitch will change in 
some areas, but the load is the same.   
Board Member Moore asked what the square footage of the new build will be. Mr. 
Bradford stated it will be approximately 4,700 - 4,800 square feet not including the garage 
or outdoor covered spaces. 
  
A public hearing was called. 
  
Maurice Phillion, 1480 Memory Lane, stated that with new houses being built around his 
property, lots of water was being directed to his property. His concern is to be sure that 
the water would not be pushed toward his property. He spoke to the city engineer and was 
told there was no grading permit, and the level of property will not be changed. He was 
informed that water would run toward the front toward the street. Other than that, he is 
happy with renovation. 
 
Board Member Bo Jones made a motion to approve item V25-083; seconded by Board 
Member Mary Moore. 
 
The motion to approve carried with the following vote: 
 
Aye: 3 –  Chairperson Worthy, Board Member Jones, Board Member Moore 
Nay: 0 –  None 
Recuse: 0 –  None 
 
 B. V25-084 Public Hearing - Variance Request - V25-084 - Reduce the eastern side setback from 
12 feet to 10 feet - Land Lot 557 - 1463 Collier Drive - John Bradford 
Ward 6 Mayor Pro Tem / Councilmember - Tim Gould 
 
No further information was provided. Mr. Bradford understands and agrees to the two 
stipulations read into record.  
  
A public hearing was called, and no one came forward in favor of or in opposition to this 
item. 
 
Board Member Mary Moore made a motion to approve item V25-084; seconded by Board 
Member Bo Jones.
