Chairperson Andrea Worthy called to order the September 10, 2025 License and Variance Board
meeting held at A. Max Bacon City Hall in Council Chambers at 10:00 AM.

A. V25-083 Public Hearing - Variance Request - V25-083 - Allow new construction on lot of
record below minimum requirements - Land Lot 557 - 1463 Collier Drive - John Bradford

Caitlin Crowe, Land Development Services Coordinator, provided the following
background for V25-083, V25-084, V25-085:
The applicant is requesting three variances in order to build a new single-family home on
a substandard lot at 1463 Collier Drive: allow new construction on lot of record below
minimum requirements, reduce the eastern side setback from 12 feet to 10 feet, and
reduce the driveway setback from 5 feet to 2.6 feet. Section 1208 requires a variance to
build on a lot of record below minimum lot size requirements while Section 801 requires a
12-foot side setback and 5-foot driveway setback in the R-20 zoning district.
The subject parcel is a 0.45-acre lot located on the north side of Collier Drive, near the
intersection of Collier Drive and Pinetree Drive (see Figure 1). The subject parcel and all
adjacent parcels are zoned R-20 and are occupied by detached single-family homes. The
subject parcel was platted in 1950, prior to the current Smyrna Zoning Ordinance, which
was implemented in 1974.
