informational session last Thursday. The main feedback was about the traffic signal and 
timeline of its installation.     
  
Commission Member Howard stated that first-time dwellers in Smyrna could have a 
negative experience because of noise pollution. Is that what the commission should be 
willing to accept? Mr. Brady explained that people who work in Smyrna would love to be 
able to live in the city where they work. Mr. Howard asked if the pricing in Union City is 
comparable. Starting rent for one-bedroom is approximately $1500/month which is in line 
with the Union City location.  
  
Commission Member Bentley asked how they chose this location and have they 
considered other locations. Mr. Brady explained that they work with local sellers who 
brought this site to them for review. They are always looking at other locations, but finding 
good sites is difficult.   
  
A public hearing was called.  
  
Eric Banks, 1792 Highlands View, stated he is not sure who this group spoke to when 
they had a call last Thursday. The homeowners were not aware of the call. The location is 
a tight space in an already incredibly congested area. There is a home delivery service on 
the opposite side of the street which creates a lot of traffic. This development adds 
potentially a thousand more vehicles. How many parking spaces would be available? 
Because of the transient-type nature of renters, is there a low-income element to this 
development?  
  
The public hearing was closed. 
 
Blake Brady stated there will be 377 parking spaces. After speaking with Councilmember 
Oglesby, they determined five units at 80% of the area median income. They did send an 
abbreviated package to Ercia Cole who represents Highlands View.  
 
Board Member Henriette Ostrzega made a motion to deny item Z25-007; seconded by 
Board Member Charles Phillips. 
 
The motion to deny carried with the following vote:

Bentley, Board Member Rice, Board Member Gordon-Evans, Board

Land Lot 302 - 1 acre - 2351 Benson Poole Road - Alejandra Sanchez 
Ward 5 Councilmember - Susan Wilkinson 
 
Joey Staubes, Planner II, provided the following background: 
  
The applicant is requesting to rezone the subject property at 2351 Benson Poole Road 
from OD (Office-Distribution) to GC (General Commercial) to allow additional uses for 
potential tenants in the existing building. The property is occupied with an 1,800 sq. ft.
