The applicant has no plans to redevelop the property and will utilize the existing building and parking facility as-is. Community Development has reviewed the zoning proposal from OD to GC against the city’s 2040 Comprehensive Plan and Future Land Use Plan. The zoning proposal will not require modification of the Future Land Use Plan from MU (Mixed Use). Community Development has reviewed the proposed rezoning against the requirements of the Zoning Ordinance and believes the GC zoning district is an appropriate zoning category and is consistent with adjacent properties. Community Development Staff is supportive of the change in zoning from OD to GC. Community Development recommends approval of the rezoning from OD to GC at 2351 Benson Poole Road. Alejandra Sanchez, applicant, came forward. Board Member Gordon-Evans mentioned there is a banner outside advertising space for lease. She expressed concerns that it is close to a school and park and that changing the zoning could mean businesses like the one across the street (Cobb County property – gas station) could move into this property. She asked the applicant the following: • How long have you owned this property? This property was purchased in December 2023. • What kinds of businesses are you hoping to lease to? Barber shops and retail. • What are the terms of the leases? At least two years. • Have any neighboring homeowners, schools, or parks approached you with concerns? No. The applicant also explained that she does not intend to change the structure, only the zoning so businesses can occupy it. A public hearing was called, and no one came forward in favor of or in opposition to this item. Board Member Jonathan Howard made a motion to approve item Z25-009; seconded by Board Member Jill Gordon-Evans.
