How can we change or improve the preferred concept?
· Desire for less high density residential with preference for other uses like offices.
· Concerns over volume of traffic on the new planned streets.
· The hotel should be mixed use with retail so it supports the goals of the plan.
· Requests to increase green/open space in the plan and less buildings.
· Parking accessibility and location in this concept plan have caused some concern.
On average, people ranked the preferred concept at 7.3 out of 10.

A Mixed Use King Street is the Spine
  + Increased walkability.
+ Adding outdoor dining to the sidewalks is a great asset.
+ Having the Jonquil Mile and outdoor dining looks enjoyable.
  - Bike parking should be prioritized.
  - Concerns about street design during school rush hours.
  - Provide more space for outdoor pop ups or dining instead of parking spaces.
On average, people ranked the King Street vision at 8.0 out of 10.

A Connected Downtown Smyrna
Multiple Access Routes Disperse Traffic
· Shared parking between uses – daytime office, evening dining, weekend retail
– maximizes efficiency and reduces the total footprint.
· Downtown Smyrna’s connected grid street network naturally diffuses vehicle traffic.
· No single road must handle inbound or outbound trips; drivers will have many logical
routes, reducing pressure at any single access point.
· This distributed network also supports emergency access, deliveries, and overall
circulation efficiency.
· Mixed-Use Development Reduces Vehicle Demand
· Because residential, retail, dining, and services are co-located, 30–35% of all
anticipated trips are expected to be non-motorized.
· Many trips that would otherwise require a car—grabbing coffee, visiting a park,
meeting friends—can occur on foot or by bike.
· This lowers overall traffic volumes compared to single-use developments of similar
size.

The Vision for West Spring Street
