Chairperson Joel Powell called to order the September 15, 2025 Planning and Zoning
Commission meeting held at A. Max Bacon City Hall in Council Chambers at 6:00 PM.

A. Z25-011 Public Hearing - Zoning Request - Z25-011 - Allow rezoning from LC to TD-
Conditional for the development of thirteen single-family attached dwellings at a density of 6.44
units per acre - Land Lot 389 & 404 - 2.02 acres - ArcOne Construction Company - 0 Cooper

Ward 4 Councilmember - Charles 'Corkey' Welch
Joey Staubes, Planner II, presented staff recommendation for the rezoning request at 0
Cooper Lake Rd. The request is to be heard by Mayor and Council on October 20, 2025.
The request is to rezone the current LC parcel to TD-Conditional to take a parking lot area
to develop 13 single-family homes at a density of 6.44 units/acre. The future land use map
will not change. Staff are requesting sidewalk extensions to safely get people across N
Cooper Lake Rd.
