Commission Member Bentley asked what the size of the homes will be. Mr. Kolb said that 
lots 2-4 will have roughly 2,100 square feet homes. Lot 1 will have 2,700 square feet 
home. Mr. Bentley asked the price point. Mr. Kolb said that they are hoping for low 600’s 
on the three lots and hoping for low 700’s on the larger lot.  
  
Cindy Devine - 2270 Belmont Cir - On lot 1, why would that have to be rezoned to R-10 if 
there is only one house on the lot? Would there ever be any proposal for the City to 
continue the sidewalk across her property to continue the sidewalk? When you disturb 
that much underbrush, the rodents will come out of the woods and that will affect her 
property. Mr. Staubes said that the parcel that is separated by the lot is required to be 
rezoned with the overall parcel. Mr. Martin said that Public Works reviews and determines 
if additional sidewalk is merited. Mr. Kolb said that there is no home to be demolished so 
there is no rodent letter. Mr. Murphy said that they would bushhog the property to remove 
any potential rodents.  
  
Commission Member Howard said that they would hope that those applicants will ensure 
they work with her during construction. 
 
A public hearing was called, and no one came forward in favor of or in opposition to this 
item.  
 
Commission Member Jonathan Howard made a motion to approve with conditions; 
seconded by Commission Member Henriette Ostrzega. 
 
The motion to approve with conditions carried with the following vote: 
 
Aye: 6 –  Commission Member Phillips, Commission Member Howard, 
Commission Member Bentley, Commission Member Rice, Commission 
Member Seagraves, Commission Member Ostrzega 
Nay: 0 –  None 
Absent: 1 –  Commission Member Gordon-Evans

Commission Member Earl Rice made a motion to approve item MIN2025-205; seconded 
by Commission Member Jonathan Howard. 
 
The motion to approve carried with the following vote:

Commission Member Bentley, Commission Member Rice, Commission
