All kitchen counter tops shall be horizon style counter tops; and x. All kitchen sinks shall be under-mounted. 30. The approximate mixture of unit types shall consist of the following: fifty percent (50%) one bedrooms and fifty percent (50%) two bedroom lofts. 31. Allow building height of 66 feet. 32. The parking deck shall provide a decorative brick exterior where visible from the public right-of-way. 33. The loading area shall be screened through the use of solid brick walls, latticework, trees or shrubbery. 34. A maximum of 73 parking spaces shall be included in the development. 35. Eliminate requirement for parking spaces in excess of the required minimum to be porous concrete or grasscrete. 36. A driveway curb cut on an arterial street shall be allowed. 37. Allow the gross floor area occupied by nonresidential uses to exceed 50 percent of the total gross floor area within a development. 38. Approval of the subject property for the zoning amendment shall be conditioned upon the development of the property in substantial compliance with the site plan submitted September 24, 2025, and created by Appleby Russo Architects Inc. all zoning stipulations above. 39. The applicant shall be bound to the elevations submitted on September 4, 2025. Approval of any change to the elevations must be obtained from the Director of Community Development. Councilmember Lindley thanked Mr. Cochran and LGE for taking an interest and meeting with neighbors. Chris Leggett, Pres. & CEO of LGE Community Credit Union, stated they currently have 19 branches throughout the Northwest metro area with about 125,000 members. A public hearing was called, and no one came forward in favor of or in opposition to this item. Councilmember Travis Lindley made a motion to approve item Z25-010; seconded by Councilmember Charles Welch. The motion to approve carried with the following vote: Aye: 7 – Councilmember Pickens, Councilmember Hines, Councilmember Lindley (virtual), Councilmember Welch, Councilmember Wilkinson, Mayor Pro Tem / Councilmember Gould, Councilmember Oglesby Nay: 0 – None Recuse: 0 – None C. Z25-009 Public Hearing - Zoning Request - Z25-009 - Allow rezoning from OD to GC- Land Lot 302 - 1 acre - 2351 Benson Poole Road - Alejandra Sanchez Ward 5 Councilmember - Susan Wilkinson Joey Staubes, Planner II, provided the following background: The applicant is requesting to rezone the subject property at 2351 Benson Poole Road from OD (Office-Distribution) to GC (General Commercial) to allow additional uses for potential tenants in the existing building. The property is occupied with an 1,800 sq. ft.
