4. If no recorded easements can be found on the property, a 20-foot sanitary sewer 
easement and 15-foot drainage easement must be provided prior to building 
permit issuance. Once the easements are completed, they must be recorded with 
the Cobb County Superior Court. 
 
At 11:27 AM, a 3-minute recess was called.  
The regular session resumed at 11:30 AM. 
  
Chairperson Jones stated that they are increasing the impervious surface area by 5.1%. 
He asked if there are any mitigation provisions. Clara Hodges, Plan Reviewer, stated that 
the new pool deck will drain through inlets on each corner through a proprietary device. It 
will eliminate 80% of the total suspended solids of runoff before releasing it.  
  
Vice Chair Garland asked about the 75-foot and 50-foot combined setback. Ms. Crowe 
stated that typically it is handled in two separate requests, but because it was such a 
small encroachment, they did not see a reason to have an additional variance.  
  
Nathan Sweats – applicant – stated he understands and agrees to the four stipulations 
read into record.  
  
A public hearing was called for V26-035, V26-036, and V26-037, and no one came 
forward in favor of or in opposition to this item. The public hearing was closed.  
 
Board Member Richard Garland made a motion to approve item V26-035; seconded by 
Board Member Andrea Worthy. 
 
The motion to approve carried with the following vote:

Nay: 0 –  None

Board Member Richard Garland made a motion to approve item V26-036; seconded by 
Board Member Andrea Worthy.
