April 08, 2026 10:00 AM City of Smyrna License and Variance Board Meeting 2800 King Street SE Council Chambers Page 5 of 15 Michael Landers came forward and stated that the property is developable under current zoning. He acknowledged that the City of Smyrna does not make an opinion as to whether a property is developable, and that the assessment is based on his own research. Chairperson Jones asked if all of the residents were sent notification of this development. Ms. Crowe stated that Community Development does one of two things: they get handwritten signatures from adjacent properties, or they send out certified mail. Certified mail was sent. There is no requirement for a response from certified mail distribution, just a receipt that it was received for which Community Development and the applicant have proof. The public hearing for V26-015 and V26-034 was closed. Chairperson Jones explained prior to the vote that the decision of the License and Variance Board is final. An appeal can be made to Cobb Superior Court within 10 days. It must be in writing and filed with the City Clerk. Board Member Andrea Worthy made a motion to approve item V26-015; seconded by Board Member Richard Garland. Oglesby Jr. Board Member Andrea Worthy made a motion to approve item V26-034; seconded by Board Member Richard Garland. V26-029 Public Hearing - Variance Request - V26-029 - Variance Amendment for Variance Case V25-019 - Land Lot 664 - 2627 Argo Drive - Darrell Smith Ward 2 Councilmember - Latonia P. Hines Caitlin Crowe, Land Development Services Coordinator, provided the following background: The applicant is requesting an additional variance amendment to construct a new single- family home at 2627 Argo Drive. The former variance amendment in 2025 (Variance Case V25-019) expired with no activity after one calendar year from date of variance approval per Section 1405. Thus, the applicant submitted a new application to extend the approval for an additional year.
