Chairperson Mike L. Jones called to order the February 11, 2026 License and Variance Board
meeting held at A. Max Bacon City Hall in Council Chambers at 10:00 AM.

A. V26-008 Public Hearing - Variance Request - V26-008 - Reduce the rear setback from 50 feet
to 9.7 feet - Land Lot 847 - 2740 Cumberland Boulevard - Peter Bright

Joey Staubes, Planner II, provided the following background:
The subject parcel is a 0.56-acre lot located on the west side of Cumberland Boulevard.
The subject parcel and the adjacent parcel to the south are zoned GC (General
Commercial). The subject parcel is currently vacant with the interior demolished under a
demolition permit issued in November 2025 (DEMO-25-30) while the adjacent parcel to
the south is occupied by a variety of uses within an existing shopping center. The adjacent
parcels to the north and the west across Cumberland Boulevard are zoned MU (Mixed-
Use) and are occupied by the Paces Foundation non-profit group and the Residence Inn,
respectively.
When the property was first developed in 1983, the developer received a rear setback
reduction from the then-required 30 feet to 10 feet in order to create a 6,000 square foot
L-shaped office building. The applicant is now looking to square off the structure with a
1,480 square foot addition to redevelop the property for roughly 35 salon suites, which will
continue the encroachment into the 10-foot rear setback.
