and the added seventh condition.  
  
A public hearing was called, and no one came forward in favor of or in opposition to this 
item. 
 
Board Member Andrea Worthy made a motion to approve item V25-009 with the added 
stipulation that a building permit must be obtained within thirty (30) days of the variance 
approval; seconded by Board Member Eric Randall.

Caitlin Crowe, Planner I, provided the following background for items V25-010 and V25-
011. Each item will be voted on separately: 
  
The applicant is seeking two variances for a deck replacement on the rear of the single-
family townhome located at 2201 Goodwood Boulevard. Section 801 dictates the RTD 
rear setback and sets the maximum impervious surface area at 30% for any properties 
within the RTD zoning district prior to the Ordinance amendment in September 2022 
(Ordinance 22-21). 
  
The subject parcel is a 0.06-acre lot located on the west side of Goodwood Boulevard 
within the Oakley Downs subdivision (see Figure 1). The subject parcel and all adjoining 
parcels are zoned RTD and are all occupied by single-family townhomes. 
  
The subject property is currently occupied by a single-family townhome and deck which is 
currently over the maximum impervious surface area by 11.5%. Staff were unable to 
locate permits for the original deck or variances to account for the location or increased 
impervious surface area. 
  
The applicant is proposing to replace the deck in the same location with a new 318 square 
foot deck and accompanying stairs. Since the original increase in impervious surface area 
and location of the deck occurred at least prior to 2012 and there is no addition of land 
disturbing activities or stormwater runoff with the current deck, the Engineering 
Department has determined that no remediation is required in order to support the 
variance.
