Chairperson Richard Garland called to order the January 22, 2025 License and Variance Board
meeting held at A. Bax Bacon City Hall in Council Chambers at 10:00 AM.

A. V25-003 Public Hearing - Variance Request - V25-003 - Increase maximum impervious
surface area from 35% to 36.4% - Land Lot 314 - 4157 Manson Avenue - Karen & Jerry

Caitlin Crowe, Planner I, provided the following background:
The subject parcel is a 0.44-acre lot located on the north side of Manson Avenue in the
Bennett Woods subdivision (see Figure 1). The subject parcel and all adjoining parcels
are zoned R-20 and are all occupied by single-family detached homes.
The applicant recently replaced the front stoop of the property and is proposing to cover it
with a 220 square foot roof. During plan review, it was discovered that the existing
property is currently over the maximum impervious surface area of 35% by 1.4%. A
potential 358 square foot roof addition over the rear patio was also contemplated with this
variance request, although work for that has been removed from the current building
permit scope. Since the patio is already impervious, there would be no additional increase
