November 10, 2025 6:00 PM City of Smyrna Planning and Zoning Commission Meeting 2800 King Street SE Council Chambers Page 8 of 8 Commission Member Bentley said that he has been on the other side of this as a citizen and appreciates that everyone has come out. He was surprised that no one knew about this before last week and would have thought that this was a hot topic of discussion. He acknowledged that senior housing is lacking in Smyrna, and that there are few to zero options if one should want to downsize. He is aware of how bad traffic is and understands the concern with rental vs ownership. Also, he wanted to acknowledge that Mr. Brown has attempted to accommodate everything he was getting as feedback. He made more concessions on the project than any other developer he has worked with. Commission Member Keith Bentley made a motion to deny item Z25-014; seconded by Commission Member Jonathan Howard. The motion to deny carried with the following vote: Aye: 6 – Commission Member Phillips, Commission Member Howard, Commission Member Bentley, Commission Member Rice, Commission Member Seagraves, Commission Member Ostrzega Nay: 0 – None Absent: 1 – Commission Member Gordon-Evans 5. Approval of Minutes A. MIN2025-254 Approval of the October 13, 2025 Planning and Zoning Commission Meeting Minutes Commission Member Charles Phillips made a motion to approve item MIN2025-254; seconded by Commission Member Jonathan Howard. The motion to approve carried with the following vote: Aye: 6 – Commission Member Phillips, Commission Member Howard, Commission Member Bentley, Commission Member Rice, Commission Member Seagraves, Commission Member Ostrzega Nay: 0 – None Absent: 1 – Commission Member Gordon-Evans 6.
