Chairperson Richard Garland called to order the August 27, 2025 License and Variance Board
meeting held at A. Max Bacon City Hall in Council Chambers at 10:00 AM.

A. V25-078 Public Hearing - Variance Request - V25-078 - Allow new construction on lot of
record below minimum requirements - Land Lot 451 - 962 Mclinden Avenue - Brad Thompson

Caitlin Crowe, Land Services Development Coordinator, provided the following
background:
The subject parcel is a 0.25-acre lot located at the south side of Mclinden Avenue. The
subject parcel and all adjacent parcels are zoned R-15 and are occupied by detached
single-family homes. The subject parcel is part of the Smyrna Heights subdivision, which
was platted in 1951, prior to the current Smyrna Zoning Ordinance, which was
implemented in 1974.
The applicant is proposing to renovate the majority of the existing 768 square foot house
and double the size of the home with a 651 square foot addition and 166 square foot deck
in the rear. A 285 square foot carport will be added to the western side of the home and a
166 square foot front porch will be added to the front. The home will be accessed off the
existing driveway off Mclinden Avenue, which will be expanded with a 150 square foot
parking pad as part of the project. Since the home is being doubled, the majority of the
