Um, at the end of the day, I think uh these projects provide a little bit of bonafid us to pay companies what we do and what we're trying to uh do here in Simna. Uh, thank you again for um considering our proposal and uh we're glad to stand for any questions you may have. Appreciate your your presentation. Any questions of the applicant? Yeah. So, if approved, what's your start date for construction? Yeah, this is a that's a great question. This is a fairly large project. Um the design for a project like this can take upwards of a year. Uh and then there's the permitting process. Um and and however long that takes. Um uh typically six to eight months is my experience and I've not done a project in Smyrna so that stands to be seen. Jordan that to about three or four months probably three or four months. Okay. All right. Um and then and then from there it's just a matter of permitting. Um but we're we're our intent is to get after it as quickly as uh the processes will allow. Okay. So I know why you asked that question because Emerson Center is sitting over there and we've approved different versions of that plan and you know there's kind of a thought is this going to happen and I I got have a lot of confidence in. So the approval here will then give us the okay to start our design process which again takes upwards of a year to get through the design of a project this this large. You say several years I'm sorry it's upwards of a year to get through the design. Okay. That we will submit then for permit review. Okay. Thank you. And then as soon as we can after that get permits and go to construction. Um, similar to the the kind of the questions about Emerson.

Um, so many great ideas and so many great things coming to the city, which is awesome. Um, what's going on with like the financing? Uh, that's a great question. Um, we do own the land, so a big piece of our equity uh is there already. We do have um interested partners in pursuing this with us. Um but as we get our approvals, that's the first major hurdle in getting other equity partners on board. Um and we have great uh lending partners throughout the US as well. Just as a followup to both of those, we're as the mayor has noted, we have many projects around the city that have been approved uh that we were told it was going to move quickly. uh and they're still exactly in the state that revoted on them over the last five years. Um so I'm very supportive of your project and echo the mayor's uh comments. You all are the model. Uh so thank you for being a good partner and coming uh and working uh with council member Pickkins and our uh staff that we rely on heavily. What? Uh, so we get past the year of design and permitting, which I trust will be quick and expedient. Then how long does it take before somebody's either staying in the hotel or living on the premises? Yeah, we'll pursue this project likely in two phases. The mo the hotel will come likely first as is most public facing. Um, and then the hotel is probably a 24 to 30month build. n story type one construction. Um and I I we might be able to stagger the phases where we start in the multif family before we complete the hotel. Um these are these are rough estimates. Obviously we're not going to hold you to it. We're just giving an idea.

But just just ballpark the multifamily component will likely take 36 months in its own to build out. Thank you. Other question Mr. Welch? Yeah. I think based on what you're telling us now. You don't know the answer to my question about where the trash is going to be. Um, but you have a limited area. I mean, you're the front of that property is the only place where you can put compactors. My only my only requirement or request for for that would be that of course they be enclosed and not be visible from the street. But you're you're pretty tight on the front. You've got a service area back there that is probably the the location to put them, but you're in concept design right now, I think. And absolutely, you really don't know where they Absolutely. Generally, that northwest corner uh makes the most sense. And we do typically tuck our compactors out of sight. Absolutely. And sometimes even underneath little awnings in our buildings. I'm going to ask a question of Rusty. Rusty, is it a requirement that those compactors be enclosed? Yes. Yes, sir. That's part of our requirements for zoning. They're not. I'm done. Well, we'll make sure it's got a wall. Put the site plan back up again. Uh, is this is the site plan that I have up? Well, is this site plan? Okay. There we go. Is it showing now on your screen? Yes. Okay, great. I just wanted to see where you were talking about the west part of it be the area to the on the top left corner up there where you see the large gray area. I mean you can't go back to the apartments because you've got a you got a 10% or at least in concept you got a slope right going down there and so keeping it on that higher you don't want a big truck going back there.

So you're kind of locked into generally where you go with it. I trust staff to work my question. I I trust staff to work with the applicant to find a good solution there. My only want it to be enclosed and it must be. So I'm good. Any other questions for the one quick question. It might might be a given given the uh pictures and slide you showed of your other projects, but do you have a committed hotel partner? Do you have a committed hotel partner? We own and operate. So in-house hotel partner. Yes. Oh, maybe ask it the correct way. Do you have a brand? Oh. Oh, I I apologize. Um, we are in early conversations with major hotel flags. We currently have a Marriott um hotel flag and it wouldn't be a stretch for us to continue on with that flag. Um, but there's we're extremely early on in the process. That doesn't happen until closer as as we uh after we get approval and then we start really um delving into that partnership. Thank you. But as we design it will be with a specific um flag in mind, hotel brand in mind. Um we also intend for this project to be dual branded. Um meaning that we will um have two brands within the same uh family of brands within that hotel. Um the intent of that is we can um we can attract both the business traveler as well as the recre recreational traveler and the types of rooms that we provide. Any other questions or y'all want to have a vote? I'll entertain. Uh, we got to do well, we got to do a public hearing first. If there's anybody Thank you. There's anybody who wishes to speak for or against this item would like to come up and be sworn in by our city attorney now. Welcome you up. All right. Seeing none, we'll close the public hearing. Now we'll entertain a motion. Motion do pass as presented. Have a motion due to pass uh by Mr. Lley, second by Mr. Welch. All those in favor, please vote. That's approved unanimously. Thanks for doing business in Smyrna. Thanks for doing it the right way. And uh tell your friends to do it the right way when they come. We don't always have that. We're appreciative of y'all. Thank you. All right. We don't have any privilege license or show cause hearings this evening. We have a few items under formal business. Uh the first item, item

So the the aquatics center project we're fully funding that 8,925,511 that was the balance that we're the gap that we're filling for that so we can go out to bid for the the pool and the aquatics facility resurfacing we're putting 2.2 2 million to resurfacing. What this search can tell you
Coverage is incomplete. This collection tracks 118 meetings. 39 have searchable transcripts and 72 have searchable minutes; a meeting may have both. 10 currently have neither. A missing passage is not evidence that a topic was never discussed.
Speech and summaries stay distinct. Transcript passages preserve the available transcript text. Minutes are labeled as summaries, not spoken quotations. Speaker identities are shown only where the source or documented attribution supports them; an unattributed speaker remains unattributed.
Relevance does not establish a connection. Topic search uses meaning and words to help you locate passages. Read adjacent passages, follow the source and inspect any agenda context before drawing a conclusion about an official’s position or a decision.
