Um, yes, we'll have a water table uh four for side brick water table on every everyone and we generally try when we when we subdivide a property to use board and baton instead of siding on the front. Yeah. Thank you. Well, I know that in this particular area, the home in the middle is I guess I'm Everybody's having a hard time hearing me. Is this better? Sorry. It is. Sorry. Um anyway, I uh I want to also tell you thank you for looking into this area five and being uh to to project here. I think it'll be a a very good project. I am familiar with the people that live there and the neighbors and that are in W five. Anyway, at the other side of the street is W three, but uh there are some great neighbors in that area and I think you Yeah, we believe we believe that as well. Yeah. Um I've talked to the neighbor a few times. It's right next door. She's a nice lady. Yeah. Um and you know, you talked about the garbage can. They're actually Whether this changes or not, there is a bus stop right there and that may have contributed to some of the trash, but the uh the neighbors were cleaning the street up all the time. And I believe they reached out to the apartment complex that's at the end of the culde-sac and that's um you know the the the management of the apartment complex actually put the trash cans out there to help with that uh litter situation. And that's my understanding. And they I heard that they have a golf cart that they drive up there once a week and uh empty the garbage and um and take it back to their apartment complex.

These are the interior finishes that are required for the multif family. 21 is the mixture of unit types that I've discussed. 22 is the maximum building heights. 23 they will have to screen any condensers um transformers or other utilities. Dumpsters will be um screened. 25 is the 10-ft sidewalk. 26 is rightway dedication that's needed for the installation of the sidewalk. 27, the parking deck will have a decorative brick exterior. 28 will have a minimum of 675 parking spaces. 29 and 30 tie this to the site plan and the elevation submitted with the application. And I'll be happy to answer any questions. questions of Joey should mention this is in councilman Pickkins ward one he is unable to be here Travis Lindley is going to be there any questions Councilman Pickkins has voice what are the conditions uh you had read or mentioned um mentioned condominiums because I don't there's no condominiums in this development is there no there not We usually require that they're built to condominium standards, but so in the future if they were converted to condos, they could, but that's pretty standard across the city when we do this. Apartments could be converted. Yes, sir. Okay. Thank you, Mr. Welch. Um, can you pull back up that last drawing? I guess the question is though, is there a dedicated space yet for trash? There would be factors for the two units. The applicant will talk about that, how they're planning on handling that. Hear from the applicant on that in just a minute. Is there any other questions for Joey? Mr. Gold. Uh Joey, thanks for the presentation. What still you have math on the parking spots per unit? I know it's a little bit different, right?

Cooper Lake Road. Joey, I assume you're going to handle the background. Yes, sir. Good evening, Mayor Council. I'm Joey Sts, Planner 2 in the community development department. The applicant is Ark1 Construction. Um, this was heard by the planning board on September 15th. They recommended approval 5 to one. This subject parcel is approximately 2 acres. It was reszoned limited commercial in 2006 for 19,000 foot medical building that was never constructed. The applicant is requesting to reszone this to TD conditional for 13 town homes at a density of 6.44 units per acre. Future land use will remain neighborhood activity center. Um to the north of it is the Wellstar office building and a daycare. To the south a little bit is um fire station and then there's residential on either sides. This is the proposed site plan. There are a few variances for the setbacks. So, I'll have a front set back on North Cooper Lake of 23 feet. On the Cooper Lake side, it'll be 10 feet. On the interior side will be 10 ft and the rear is 30 ft. There's 13 rear entry town homes, 24 by 50. They will all face North Cooper Lake. There are 17 guest parking spaces. And there'll be five foot sidewalk and two foot grass strip around around the whole perimeter of the property. Uh there's a 20- foot sanitary sewer easement along the front and a flood plane in the back of the property which kind of limits where development can occur on this property. Maybe storm storm water will be at the rear of the property. We're requesting a crosswalk along North Cooper Lake and a crosswalk along across Cooper Lake. These are the v variances that are requested. The front setback on North Cooper Lake from 25 to 23 feet. Reduction of the front sap set back along Cooper Lake Road from 25 ft to 10 feet.

But depending on how much you invest, you don't also want to shoot yourself in the foot because it's a lot of money to Can I can I just interject real quick? If it became a problem, Rusty Joey, if it became a problem that the borings or whatever it was prevented them from accomplishing what they're trying to do from a water retention and water treatment, then you would bring that back to us or we would re that would that's not that's going to be dealt with. It's not it's not going to just right there. There is not going to be a a development permit issued for this site until everything is resolved, right? So, we're not just going to say, "Oh, we think it's going to happen this way." So, I just want somebody I just wanted somebody to say he's got to go get the information to understand how much water he's really dealing with from offsite. Like, he he knows what the site is probably developing, but we don't know because the surveys aren't completely done what external water he's having to deal with and manage at that point too, right? So once we get all that information, they run this run the studies and the hydraology there is at that at that point back towards the the the um the tennis courts there is an inlet that catches the storm water from that section. There's an established easement. I think what he's trying to articulate is once they f figure out the volume that they're going to retain and what is actually leaving the site and the rate that it's leaving if the pipe that's they need to convey that water out of there is going to be sized appropriately to go into that pipe or if they actually need to make further improvements down the line to upgrade the size of that pipe to accommodate that stuff.
