Corki was asking about sprinklers in the house, and Joey's answer was if it's it's 10 feet, so they don't need to be sprinkled. Okay. Well, I guess mine would be uh the width is 49 and a half, you said, correct? And the is that enough room to build the the what's in the um the renderings of the elevations the width with the Yes. I mean that's 50 minus 10 is 40t wide to build a 40 foot wide house. And these are conceptual elevations. It's not exactly the lot, the the width or the the roof angles. It's just conceptual. It'll it'll be this type style of house when they get built. Are the um the variances that are being requested are they um the same variances that have been approved for other That's correct. developments on that same street. Okay. Thank you. is the applicant here. You'd like to come up and tell us a bit about the project, please. Good evening, Mayor Prom and council members. I'm David Woodbury for the applicant. Um almost exactly a year ago, this council approved the adjacent development that u that this property will be a phase two for. And as as Joey mentioned, the stipulations, the conditions, the lot sizes are basically all identical. Um, and we're going to tie into that same storm water system. We were able to get that to public works before construction started so that it could be enlarged to handle the additional water runoff here. Um, the lot widths are the same. All those lots along Bell Drive are 100 feet wide. And basically what these the plan last year and this one does is just divides it in half. Um and the homes that are on the elevations are the stylistic u the details the widths are all fit within those lots but the you know the exact detail and the exact architecture um finishes will uh you know are in design plan right now.

(Cobb, Cherokee, Bartow, Douglas, Fulton, and Paulding) • Cobb County Water System is CCMWA’s largest customer, and the Marietta Board of Lights & Water is the second largest. • CCMWA is the largest wholesale provider of drinking water in the state with average daily demand of 76.5 MGD in 2025. • CCMWA receives no direct tax revenue. The only operational revenue CCMWA receives is from water sales and laboratory services. Water Quality Water quality is of utmost importance - • We know taste and odor issues, PFAS, lead, copper, and emerging contaminants are of particular concern to those we serve. • In September 2025, levels of the taste- and odor-causing compound Methyl- Isoborneol (MIB), which is produced by certain types of algae, increased dramatically in the Chattahoochee River, exceeding 135 parts per trillion (ppt), more than 700% above the previous record high. o MIB does not pose a health threat, but it does cause unpleasant taste and odor at levels as low as 10 ppt. o Currently, the Authority’s Quarles WTP can remove MIB at concentrations up to ~45 ppt using powdered activated carbon. o The Authority is conducting a study of advanced treatment options in 2026 to determine the best path forward for addressing future increases in MIB levels. • In 2025, the Authority continued proactively testing for PFAS. o Source water samples and finished water samples taken from the Authority’s drinking water treatment plants were all below United States Environmental Protection Agency maximum contaminant levels.

A. Max Bacon City Hall ADMIN CONFERENCE ROOM 2800 King Street Smyrna, Ga. 30080 City Attorney Scott Cochran City Administrator Mike L. Jones Deputy City Administrator / CFO Kristin Robinson City Clerk Heather K. Peacon-Corn November 17, 2025 / 6:30 PM November 17, 2025 6:30 PM City of Smyrna Mayor and Council Meeting 2800 King Street SE Council Chambers ORD2025-011: The Police Department asked that the city have an ordinance for Petty Trespass so they have the ability to cite or warn people and move them along. As it is now, they have to get a warrant from another entity. Mayor Norton discussed the road closure on King Street from Bank Street to Powder Springs Street. It sunsetted at Daylight Savings Time, but it was clear that people are still using the greenspace regardless of the time change. He would like to add an item to the agenda to continue the road closure indefinitely from 3:00 PM Fridays – 7:00 AM Monday. There is a bollard plan that is being researched for future use.
We're going to retain quite a few trees along the backs of these lots. So we will actually meet base density. We won't even have to plant trees to meet the base density. However, there are a couple of large trees that will need to come down. So there is going to be some specimen recompense involved. So we will end up planting a few trees. Um, see what else I can tell you. Uh, we're going to be doing some fairly traditional things that we've done on these other lots with, uh, probably underground detention systems involving gravel and tying the down spouts in and that sort of thing. Uh we did meet with staff uh at least one time uh Bo and uh the transportation engineer and we worked out some details about where these uh driveways and such would would hit and where specifically very specifically we would put in and how we would put in some of the uh utilities in especially the sewer. Uh because it turns out the sewer line in front of the far right number four is about 18 feet deep out there in the road. Um, so we almost couldn't make this project work. We had to really work out some fine details to try to make this make the numbers work because the cost of tying into that sewer was going to be quite considerable to dig 18 ft deep out in the road and then possibly have to replace some asphalt and things like that. So, just wanted you to know that we did work with your staff and uh went through a number of comments and and dealt with all those amicably. Um, so that's all. Anybody have any questions? Any questions of the applicant? Miss Wilkinson? Thank you. Um wonder if um our city clerk elevations again. Oh, I'm sorry. I just asked for the elevations to be pulled up.

And that's my understanding that's the part of the property from what I was hearing. Yeah. Thank you. And and just not to beat a dead horse or anything, but with respect to Oh, it's been beaten with the with the with the with the with the with the with the with the with the with the with the respect to the storm water management, this is has a GC zoning C uh zoning designation. If they came in with an entitled project that didn't require reszoning, they would still have to go through all this storm water review and have to do the same thing as well. So, um, this that's going to be whether this is a town home development or if it's commercial development or whatever it it it's an issue that the city is going to address during the development process for this. Any other questions, comments, or anything for the applicant? Okay. Uh, we'll close the public hearing now, and this is in Ward 7. I'm going to turn it over to Mr. Oglesby for a motion. Yes, Mr. Mayor. Thank you. Uh I'm going to recommend uh that this is approved based off the updates that were given at the last zoning meeting. Uh so I do recommend approval here. Like a second, please. Okay, we have a motion to approve by Mr. Oglesby and a second by Mr. Gold. Everyone, please vote. And that's approved. 70. Thank you and I appreciate everybody coming out tonight. Um I want to thank the residents for the for speaking and also to the developer for the applicant for working with the community. I know you had two community meetings made a lot of changes. Um and so hopefully this will be a successful project. Yeah. All right. We'll move on now. We don't have any privilege, license or show cause hearings. We'll move on to formal business. We have six items on formal business. Uh the first

What this search can tell you
Coverage is incomplete. This collection tracks 118 meetings. 39 have searchable transcripts and 72 have searchable minutes; a meeting may have both. 10 currently have neither. A missing passage is not evidence that a topic was never discussed.
Speech and summaries stay distinct. Transcript passages preserve the available transcript text. Minutes are labeled as summaries, not spoken quotations. Speaker identities are shown only where the source or documented attribution supports them; an unattributed speaker remains unattributed.
Relevance does not establish a connection. Topic search uses meaning and words to help you locate passages. Read adjacent passages, follow the source and inspect any agenda context before drawing a conclusion about an official’s position or a decision.
