I'm sure Travis is going to want Joey to present everything. Yes, sir. I'm Joey Stabs, planner 2 in the community development department. This is uh zoning case C25-016. The applicant is Eric Nice. The planning and zoning commission heard this on November 10th and they recommended approval 6. Subject property is 1521 Roswell Street, a little over half an acre in W three. There was previously a house on this lot that was demolished. It's got a limited commercial zoning currently. So, it needs to be reszoned residentially to rebuild a house on the property. So, that's what they're requesting reszoning from LC to R15. As you can see on the zoning map, several of those properties on Roswell Street have commercial zoning. They'll all have to come through whenever they get redeveloped. The future land use is moderate density residential. That will not change. This is the proposed site plan. Um it'll have the R15 setbacks except they're requesting a reduction on the east side.
