ISSUE AND BACKGROUND:
EIB Properties LLC is seeking approval of a rezoning for 2719 Bell Drive from R-15 to 
RMC-8-Conditional for the development of four (4) single-family detached residences 
at a density of 7.54 units per acre. The existing one (1) single-family home will be 
demolished to allow the construction of the proposed development. Two (2) of the 
homes will face Bell Drive, and two (2) of the homes will face Woodland Terrace. All 
of the homes will have front-entry garages. The Planning & Zoning Commission voted 
7-0 to approve at the April 13, 2026, meeting.
RECOMMENDATION / REQUESTED ACTION:
Community Development recommends approval of the rezoning from R-15 to RMC-8-
Conditional at 2719 Bell Drive for the development of four (4) single-family units at a 
density of 7.54 units per acre with conditions.
